What income requirements do you have for applicants?
Applicants must earn at least 2.5 times the monthly rent in gross income.
What is your Application and Administrative Fee?
Our application fee is $50 for each applicant 18 years of age or older, and there is a $250 administrative fee per unit.
Do you require a Security Deposit, and if so, how much?
Yes. A $500 security deposit is required with approved credit. Based on the credit application, the maximum security deposit may be up to 1.5 times the monthly rent.
Do you accept co-signers or guarantors?
Yes.
Do you allow subletting or lease transfers?
No.
Do you require Renters Insurance? If so, up to what amount do you require coverage for?
Yes. Residents are required to maintain renters insurance with a minimum of $100,000 in liability coverage.
When is rent due each month?
Rent is due on the 1st of each month and is considered late after the 3rd.
What is the late fee policy for rent payments?
A $75 late fee is charged on the 4th of the month, plus an additional $10 daily thereafter.
What forms of payment do you accept?
Online payments through the Resident Portal, cashier's checks, and money orders.
What utilities are included?
A flat monthly fee of $100 covers water, sewer, and trash. Residents are responsible for electricity.
What appliances are included in the apartment?
Stackable washer and dryer, refrigerator, dishwasher, microwave, stove, and oven.
Are washers and dryers included, or is there a laundry facility?
Yes. Every apartment home includes a stackable washer and dryer. There is no on-site laundry facility.
What amenities are available for residents?
Fitness center, pool, and gym.
Is parking available, and is there a monthly fee?
Yes. One assigned covered parking space is included for each apartment home at no additional cost.
Do you have EV charging stations?
No.
Do you have a dog park or pet stations?
No.
Do you have package lockers?
Yes. Secure package lockers with 24/7 access are available.
Do you have on-site maintenance?
Yes. On-site maintenance is available, including 24/7 emergency maintenance. Service requests may be submitted through the resident portal or by contacting the leasing office.
